- You are doing Rent To Own deals with the sellers...finding them buyers & taking a cut of down payment for doing so. Let's go over how to find buyers & what to say to them when they call.
- Finding Buyers…You want to get bright neon yellow coroplast signs. 12"x18" or 18"x24" works best. You can also use cheap $1 poster board from Office depot or similar store. Use old cardboard if you're strapped for cash…just make it work. Get metal H-stakes for coroplast signs or wooden stakes for poster boards & use adhesive to make sign stick to stake.
- What to put on signs…Put your message (use video reference) & put your Google voice number. Use black sharpie so it doesn't get washed off. I always underline a couple words with red sharpie to pull extra attention
- Make sure you have recorded your message on the Google voice answering machine. Message can be found in the Word Attachments section of blog, listed as "Buyers Recorded Message."
- You want to put your signs in busiest traffic intersections (use traffic.com or common sense). The best way to get your signs to stay posted is to find a nearby home owner or business owner to ask if you may put your sign there. Best way to ask is as follows: "Hi, I have a property that I desperately need to get rid of. Do you mind if I put my sign out front for a week to try & get some buyers calling? If I can get it gone I would be happy to pay you for letting me keep it here."
- Also use online advertising to find buyers…Craigslist, Backpage, & similar posting sites work great. Use the same format as the signs to post your online ads. Make headline the same as signs & make body say something like "Rent to own homes available for move in today!! 3-4 bedroom homes @ $800-$1,500 a month w/just $3k-$5k down payment!!"
- Doesn't matter if you don't have the homes on hand right then…because you will be finding them. That's covered in next section.
- What to do with buyers who call you? Every potential buyer you talk too is money in the bank, but they are also looking for help…treat them as such. Read them the buyers questions list (in word doc section) & make sure to mention the "Hot Spots Program."
